Our History
The history of Shore Pine Capital dates back to the early 2000s when the Founder and President Nathan Richards began acquiring small income properties on the Westside of Los Angeles. During the following two decades, he built the business from the ground up by following the straightforward strategy of acquiring unique properties, making upgrades to improve both the resident experience and the property values, and working with the local community to forge a better future. Scores of property acquisitions later, Shore Pine has become one of LA’s leading multi-family apartment owners.
Meet the Team
Nathan Richards
Founder and President
Nathan Richards is the founder and president of Shore Pine Capital, a real estate investment and development firm focused on revitalizing communities across Southern California. With over 20 years of experience in acquiring, developing, managing, and repositioning real estate, Nathan has completed hundreds of transactions totaling more than $1 billion in capitalization.
Nathan moved to Los Angeles in 2002 to build a career rooted in real estate and community impact. He began his professional journey at age 20, earning his real estate license and co-founding Clement Partners, a boutique brokerage firm. From 2004 to 2010, he gained broad experience across multifamily, commercial, and industrial asset classes. In 2010, he launched a real estate syndication company that went on to acquire and operate more than 70 properties and 1,000 apartment units.
Nathan was raised in Mendocino County, California, where he still maintains a 500-acre working ranch that serves as a destination for visitors seeking connection with nature, hands-on experience with the land, and a slower, grounded pace of life. His approach to real estate reflects the values shaped by those early experiences—integrity, hard work, and long-term value creation.
He holds a California real estate broker license, is a licensed general building contractor, and is a Certified Property Manager (CPM®) through the Institute of Real Estate Management (IREM).
Martha Theus
Senior Vice President – Accounting and Finance
Martha Theus joined Shore Pine Capital in 2016, and oversees accounting, financial reporting, and tax for all the company’s managed entities. In this role, Martha supports management of company-sponsored investments through financial analytics, internal and external reporting, and delivery of financial information to investors and capital partners.
Martha is a Certified Public Accountant and brings with her over 30 years’ experience in accounting, audit, financial management, and implementation of technology based financial systems. Shortly after graduating from the University of Michigan, Martha moved to Los Angeles and began working as an auditor and tax accountant for Ernst & Young. Her passion for problem-solving and a curiosity of “how things work” led her to Lockheed Martin Corporation where she served as the Manager of Internal Audit. After leaving Lockheed, she shifted her focus to real estate investing and syndicating, where she has spent the past 20 years of her career. In this capacity, she helps Shore Pine minimize operational risk and maximize profit and efficiency by implementing processes and procedures that leverage the latest technology, including those in the space of financial and investor management. She lives in Southern California with her husband and enjoys spending time with her adult children, traveling, and testing software in her free time.
Tatyana Izotova
Vice President – Corporate Accounting
Tatyana joined Shore Pine Capital in 2016 and oversees accounting functions and financial reporting for the company’s management entities. In her role, Tatyana supports the company in financial budgeting and forecasting, vendor relations, internal auditing, and ensuring adherence that both internal policies and accounting standards are being met. She also maintains the accuracy of the accounting database, evaluates budgets, and provides portfolio management guidance.
Tatyana has more than 28 years of experience in the accounting and finance field. Prior to joining Shore Pine, Tatyana began her career by overseeing all bookkeeping functions at a private corporation in Moscow, Russia. After immigrating to the US, she managed the accounting and finance for several medical firms in Beverly Hills. Tatyana holds a Bachelor’s degree in Economics from Moscow State University.
